For Owners

Q: What property management services do you offer?
A: We offer a procurement option and property management option. This means we will both help you find a tenant for your home and manage your property. We use cutting edge real estate marketing techniques to ensure your home is rented out quickly to the best tenant. Additionally, we will take care of your home while you are away, so you won’t have to worry about anything. We address tenant concerns, work on home maintenance, and even collect rent for you.

Q: How do you set your rental rates?
A:We do that through marketing analysis. We look at the local market, the unit itself, and the amenities offered, and we analyze the data to determine the best price for your rental. We want to ensure we set the perfect rate to find you the perfect tenant at the perfect price in a short amount of time.

Q: What type of properties does Pepine Realty manage?
A: We manage single family rentals such as apartments and duplexes, multi-family units, and even some commercial properties. If you are thinking about renting your property, give us a call, and we’ll see what we can do for you. We have experience working with a range of property management customers and will use our expertise to help you.

Q: Does Pepine Property Management collect fees for vacant units?
No. We do not. We like to get your unit listed as soon as possible. Before it is even vacant, we put it on the market to get it rented as quickly as possible. We do not collect management fees to ensure your home gets rented out as quickly as possible. We want to ensure all your needs are addressed and you are getting the best service.

Q: How does Pepine Property Management process service requests?
A: We like to process service requests within 24 hours of receiving them. All of our tenants can log on to their tenant portal via their phone or computer, and our property manager will get the form sent directly to her email. Also, all tenants have access to the property manager’s personal cell phone so as soon as she gets a request she can call her handyman and have the request addressed.

For Tenants

Q: Can you clarify the rent, deposits, and cost of utilities?
A: Rent is due on the first of every month, and you have a five day grace period. Once the grace period ends, you will be charged late fees. The security deposit is equivalent to first month’s rent. Utilities is dependent on the property and location so we can’t give you a clear price unless the owners gives that information out before renting out the property.

Q: Are there any deposits or non-refundable fees, and what are they?
A: We have a refundable security deposit equivalent to first month’s rent. We also have a $250 non-refundable pet fee per pet regardless of size or breed.

Q: What are your application process and screening criteria?
A: The application fee is $50. It covers a credit and background check. Each owner has different criteria for renters so we do not have any specific ones outlined. We will try to work with everyone to get you into the home you want as soon as possible.

Q: How soon are you looking to fill the unit?
A: We are looking to fill the units as soon as possible. The timeline depends on how quickly you turn all your paperwork and fees in. After you fill out the application and lease and pay your fees and the security deposit, we can get you moved in.

Q: What’s your ideal lease duration?
A: The lease duration depends on the owner. We usually prefer six months, if not longer. If you have limitations, we will try to work with you to find the best property and fit for your situation.
